What Else You Will Need:
Since every site is unique and each local jurisdiction has their own set of rules and regulations, you will need to do the due diligence to make sure you are allowed to build an ADU.
We also will need a licensed surveyor to provide a digital property survey showing all property boundaries, setbacks, easements, existing structures, trees, other features like paths, walls, or fences, as well as topographic lines and elevation markers on the corners of the property and corners of all existing structures. We also need location markers for utility connections and any other feature that could affect the design. We can assist you with finding a surveyor who can conduct this work.
Beyond our design fees, will also need to engage a structural engineer and potentially other consultants to provide any information your local regulations require. We will get fee proposals from any required consultant as part of the design process. You will contract with and pay all consultants directly.
What is not included:
Due to the the nature of working remotely, we do not provide any services during the construction process. Meaning Construction Administration or Observation should be done by the owner or a you may engage a local designer to assist with that part of the project. If you do wish for us to be involved in the construction phase of the project we can discuss the additional fees plus any travel costs that would be required.
Interior design services are also not included. We will help you select any of the materials that will be permanently attached to your ADU, but anything else, like furniture, appliances, decorations, curtains, etc. would be up to you to select and purchase.
